Tenant Screening Process and Requirements

Complete Application and Supporting Documents

$50 Application Fee for each adult, non-refundable.

Subject to Full background screening once the application is submitted and paid.

Must supply a copy of driver’s license/photo ID, latest pay/income and bank statements for all applicants. If self-employed, ability to provide a signed copy of last tax return.

Co-Signers are Not Accepted

Restrictions: Occupancy, Pets, Vehicles, Smoking

No more than 2 occupants per bedroom and no more than 3 unrelated parties.

No smoking is allowed

Well behaved pets will be considered at landlord’s discretion. Most of our properties do not accept cats.

Service Animals must be disclosed by tenant with proper documentation.

All vehicles must be registered and in operating condition.

Qualifications: Income Amount, Credit and Debts

Verifiable combined Income of at least 3 times monthly charges. Cash income must be fully documented. Income stable over past 6 months.

600+ Credit Score and record of paying your debts on time.

No accounts currently past due unless documented payment arrangements have been made.

No excessive monthly debt payments or too many loans, credit cards, payments, etc. causing you to be overextended.

No judgments, collections, foreclosures, bankruptcy or repossessions during past 3 years.

No prior evictions or lease terminations due to conduct, lease violations, damages or non-payment.

No prior history of breaking a lease without landlord’s consent, damaging rental property or losing your deposit.

* Applications with borderline qualifications or lack of credit history, may be asked to pay an increased security deposit

Rental History:

Proper move-out notice was given to current landlord and you no monies owed.

Good Rental References from Current and/or past Landlords.

No history of violent, disruptive or nuisance behavior or history of property damage.

Applicant and all potential occupants show a history and willingness to abide by all lease terms, rules and conditions.

To Secure a Property:

1. Lease must be signed by all parties.

2. Security Deposit must be paid. (all other monies and rents due must be paid prior to taking possession)
